If you’re considering selling your home, you’ll want to add these five ultimate things to your To Do list:

1. Hire a pro to represent you and your home. You need a realtor who’ll bring an “A”  team of professionals for any and all services and solutions.
2. Gather all the paperwork from when you purchased your home and keep it handy in a folder.  An important document you always want to keep extra copies of is a “Satisfaction Letter” from the bank-servicer you financed with that verifies you paid off the mortgage, which will release the lien associated with the loan from your property and transfer the title to you. If you have it, make other copies and put them in a fireproof box- it’s that important!
3. Install smoke and carbon monoxide detectors. Replace any that are not working with new 10- year lithium batteries. 
4. Contact the building department to confirm that ALL permits are closed, i.e., finished basement, deck, roof, above/inground pool, hot tub, solar panels, generator, oil tank removal and installation, etc. 
5. Paint, paint, paint … It’s the best money spent and will yield a great and easy return on investment.
