Avoid Permit Pitfalls and Make the Call Before You Install- You’ll Be Glad You Did!

Are you planning to upgrade your outdoor space or already own a hot tub, shed, swimming pool, or even a chicken coop? Then this column is for you! There is nothing quite like adding those extra touches to your home and property, but before you jump into improving or installing, grab that tape measure and avoid getting into hot water!

Did you know that each town and village has unique building codes and setback requirements, and Warwick is no exception? Are you aware of your property setback requirements?  Warwick town code requires hot tubs to be a minimum setback of 15 feet from your home per town code. Do you know your shed or chicken coop’s required setback off the property line? You may be surprised…if you don’t have a permit.

These regulations might seem like technical details, but ignoring them can lead to code violations. Outdoor features like hot tubs, sheds, fencing, gazebos, generators, chicken coops, and swimming pools are often installed without permits. This might feel harmless at the time, but it can lead to costly delays, violations, and stress when it’s time to sell. Permit discussions will come into play and it’s best to be up-to-date before closing. Rushing to obtain permits at the last minute is not recommended, nor is taking the wait-and-see approach to getting flagged – as it will certainly set you back in both money and time.

Take a Proactive Approach to Permits

Call the building department before you install any additions to your property, no matter how small they seem. And if you’re unsure whether you already have the necessary permits, it’s wise to double-check sooner rather than later. Checking these requirements early will save you significant hassle and help protect your home’s value and enjoyment without the headache of setbacks (literally and figuratively!).

Grab your tape measure and take a stroll around your property. Double-check setbacks and ensure you have all the necessary paperwork in place. Proper permits aren’t just about meeting code—they’re about maintaining your investment and ensuring a smooth, stress-free transaction when it’s time to buy and sell. And just because it existed before you owned your home, don’t assume there is a permit – unless you have it in your hand and/or filed.

You can read the codes, print applications, and find a list of APPROVED electrical inspectors with just a click on the official Warwick town and village hall websites/building department or by visiting or calling directly with your questions pertaining to your address and zoning.

Remember, before you install, make the call! And if you’re ever in doubt or need assistance, I’m here to guide you through the process and prepare your home for a seamless sale by navigating the permit process. Don’t let requirements set you back—reach out, measure up, and get those permits.
